Four of us selling property in Lagos, starting next week.
What is the one thing you would put in front of the team on day one? Our day is listings, follow ups and WhatsApp, roughly in that order. Everybody writes their own listing descriptions and chases their own leads, and none of it is shared. What I want to avoid is everyone sitting through the first session, nodding, and going back to doing all of it by hand on Tuesday. So I am after one small thing that survives a normal working week, not the impressive demo.
Follow ups. Take the last ten messages they actually sent to leads, paste them in, and ask for the next one in that voice. It is the smallest possible thing and it is the one our people are still doing two months later. Everything bigger got demoed once and never opened again.
Agreed, and pick something they do every single day rather than something impressive. The impressive one gets a round of applause and then nothing.
Listing descriptions for me. I write eight or nine a week, each takes about twenty minutes, and they are all the same shape: three bedroom, serviced, Lekki phase one, and here is what is good about it.
And half of that twenty minutes is staring at the photos trying to find another word for spacious.
One warning from our side. Whatever they come up with in week one, make them paste the prompt into a shared document the same day. We lost three good ones because people kept them inside a ChatGPT chat and later cleared their history.
